At Robinsons we can assist you with the planning and building warrant process from start to finish. We can provide you with drawings and assist with all stages of the process to make the planning of your building as simple and stress free as possible.
Prior approval is the determination by local authority to grant permitted development rights for different classes of developments. (Not applicable to industrial buildings)
Your local authority has 28 days to determine the application, if this has not been done within that timescale then the applicant has the right to start the work.
Full Planning Approval
Full Planning Approval is split into two sections:
Local Development: This is required for buildings with an area between 465msq & 5000msq. These applications take 8 weeks for the local authority to determine.
Major/National Developments: This is required for buildings with an area of 5000msq and above. These types of applications can take up to 4 months for the local authority to determine.
A public consultation must also be held prior to any National Development Application.
The cost of full planning approval is based on the floor size of your new building.
A building warrant is required for all agricultural buildings over 280msq and also for domestic and industrial buildings of any size.
The fee is determined by the build cost for each application and takes into account the quote and a nominal amount for drainage for example.
